What is the maximum lot coverage allowed for my residential property?
Structures, pavement, and driveways all count as “lot coverage”. Staff checks for lot coverage when you file for a permit that may increase the amount of lot coverage (new buildings, pools, paved areas, etc). Staff can assist you with calculations for your property. The maximum allowable lot coverage depends on the zoning of your property. A summary is provided below. The full text is available from the Land Development Code Section 134 (Appendix A, Schedule 1).

R-1………………….…..30% lot coverage
R-2, R-4 & RMH….....…40% lot coverage
R-5 & R-O……………...50% lot coverage
RPD…………………….As approved with development plan
